General
These terms are applied by OPG Lola Kokica (family farm), Hrvatskih branitelja 9, 31328 Vardarac, Croatia, to the use of this website and to accommodation enquiries sent through it. By using the site you accept these terms.
Informational content
Accommodation information (descriptions, capacities, amenities, any prices) is informational; we strive to keep it accurate and up to date. Availability shown on the site is not a guarantee of availability until we confirm it.
Enquiries and bookings
Sending an enquiry does not create a booking. A booking exists only once we explicitly confirm it by e-mail or phone and the terms of the stay are agreed (dates, number of guests, price). Stay details — check-in and check-out times and house rules — are confirmed at booking.
Payment
Online payment is not possible through this website. Payment terms are agreed directly when the booking is confirmed.
Deposit and booking confirmation
Once we confirm availability, the booking is secured with a deposit in the agreed amount — typically 30% of the stay price — paid by bank transfer. The dates are finally reserved upon receipt of the deposit; until then we can hold them as a time-limited option at your request. The remaining amount is paid on arrival, in cash or by transfer, unless agreed otherwise.
Cancellation
Please let us know about a cancellation as early as possible by e-mail or phone. For cancellations up to 14 days before arrival the deposit is refunded in full. For later cancellations or no-shows the deposit is generally non-refundable, but we will always try to arrange alternative dates. If we are forced to cancel the booking, everything paid is refunded in full.
House rules (summary)
Check-in is from 2 p.m. and check-out by 11 a.m. Please respect quiet hours from 10 p.m., especially outdoors — the farm is in a quiet residential part of the village. The barbecue and bread oven are used by arrangement with the host; please use the equipment with care and report any damage immediately. Pets are possible by prior arrangement. Children use the playground and facilities under parental supervision. The full house rules are displayed on the website and at the property.
Guest obligations
Guests must use the accommodation with care, respect the agreed number of persons, and compensate damage caused by negligence. House rules are available at the property and provided at booking.
Liability
We maintain the site with care but do not guarantee uninterrupted availability or complete accuracy of all information. We are not liable for damage caused by temporary unavailability of the site or by external links.
Intellectual property
Site content (texts, photographs, graphic design) is the property of OPG Lola Kokica or used with permission and may not be copied for commercial purposes without written consent.
Governing law
These terms are governed by the law of the Republic of Croatia. We will try to resolve disputes amicably; otherwise the court with subject-matter jurisdiction at the seat of the farm is competent.
